Limited Warranty

As a complement to our Limited Visual Inspection, Rn HomeTech, LLC (“Rn HomeTech”) provides, at no additional cost, peace of mind regarding the home inspection process. For ninety (90) days, immediately following the Limited Visual Inspection (“Inspection”), Rn HomeTech shall provide a limited warranty on the major systems in the structure, as defined in paragraph 2 of the Limited Visual Inspection Agreement.

In the event, a significant defect in a major system is detected, after Rn HomeTech has performed an Inspection, and said major system was deemed to be accessible and safe by Rn HomeTech’sRn HomeTech shall provide a contractor to repair said significant defects, provided that such significant defect can be repaired for an amount equal to or less than the cost of the initial Inspection. representative at the time of the Inspection,

Coverage under this Limited Warranty is restricted to only those major systems specifically listed in the home inspection report and any warranty claim arising from an Inspection MUST be made in writing within ten (10) business days of discovery, provided that such discovery was made within ninety (90) calendar days from the Inspection.

When the various components of the major systems approach the end of their expected service life, their reliability can become sporadic. As such, items specifically excluded from this Limited Warranty include, but are not limited to:

• Any areas &/or components not readily visible during the inspection;
• Areas &/or components which may have been covered by or whose view of may have been obstructed by furniture, rugs, carpets, curtains, stored items or other belongings of the occupants of the home at the time of the inspection;
• Structural or foundation issues covered by walls, floors &/or ceilings;
  
• Heating and/or Cooling systems over ten (10) years old;
• Roofs and/or Roofing systems over ten (10) years old;
• Inadequate water pressure;
• Whirlpool motors and Pump assemblies;
• Sump Pumps;
• Electrical systems over ten (10) years old;
• Low voltage wiring or circuits;
• Kitchen appliances over ten (10) years old;
• Rotted wood on the exterior siding, door trim, window trim,    fascia and soffit boards, totaling less than one hundred (100) square inches in any one given location;
• Any insect damage that was concealed at the time of the initial Inspection;
• Water seepage from the exterior of the structure or water-proofing failure at a foundation wall and
• Decking materials over ten (10) years old.

CLAIM PROCEDURE: Prior to any repair work being performed, Rn HomeTech must be notified in writing of the significant defect at its corporate headquarters located at 21214 Delevan Way, Germantown, MD 20876. Rn HomeTech must be provided an opportunity to inspect the significant defect and provide a contractor to affect any required repairs. The cost of said repairs shall be the responsibility of Rn HomeTech to the extent that they do not exceed the cost of the initial Inspection. In the event a required repair exceeds the cost of the initial inspection, any additional costs shall be borne solely by the property owner and said amount shall be billed directly to the property owner by the contractor. In the event the property owner elects to have the repair work performed by a contractor of their choosing, the property owner shall provide three (3) written estimates for the work.

In the event repairs are completed without proper notification to Rn HomeTech and/or without a re-inspection opportunity by Rn HomeTech, any such claims shall be null and void.

In no event shall Rn HomeTech be liable for more than the cost of the initial Inspection.

The Property owner shall be solely responsible for any and all costs related to refinishing or redecorating any surfaces that are affected by authorized repairs under this Limited Warranty.
